Construction Project Manager

We are seeking an individual who excels as a residential construction project manager that is forward thinking, a great communicator, proficient in project scheduling, skilled at subcontractor management, and taking projects through to the finish line. Qualifications:

- Minimum of 4 years of experience as a Construction Project    Manager
- Strong computer skills, proficiency in Google Suite, Microsoft Office    suite
- Exceptional project management and organization skills- Strong   communication and teamwork skills
- Ability to supervise and support others effectively- Bilingual   (English and Spanish)
- Proficiency in written and spoken English
- Ability to read and understand construction drawing sets   (architecture and structural)
- Reliable means of transportation
- Valid Proof of COVID-19 Vaccination required at time of hire

Roles and Responsibilities:

- Excellent coordination skills
- Excellent organization and communication skills
- Not afraid to ask questions as needed and respond to questions in   a timely manner
- Strong understanding of the Uniform Building Code, California   Building Code, and Los Angeles Building Code
- Oversee, develop, and implement subcontracts
- Develop, communicate, and monitor project schedules and    timelines
- Build and maintain positive relationships with clients,   subcontractors, and suppliers
- Work closely and coordinate with team, subcontractors, client’s   architects, engineers, etc., to identify and address issues   encountered during construction
- Prepare and negotiate change orders
- Prepare and log daily/weekly project progress reports
- Monitor and document all construction activities- Manage   purchasing and vendor relationships. Review vendor/contractor   proposals and invoices- Deal with conflicts from client, consultant,   subcontractor, and vendor situations
- Demonstrate proficiency of time management and its impact on    profitability
- Demonstrate proficiency in conducting productive meetings
- Excellent understanding of residential construction means and    methods as well as the city required inspection process
- Learn new software as needed to aid in project delivery
- Demonstrate management know- how, leadership, and    interpersonal skills
- Demonstrate dedication, willingness and ability to learn Letter   Four’s policies and procedures, and be a leader and a team player

Bonus skills:

- Experience with the creation of cost estimates
- BlueBeam software experience
- SmartSheet experience- Airtable experience
