Thinking about building a custom home? There’s certainly a lot to consider. Getting some expert insight can give clarity on what you need and what can be expected.

Here at Letter Four, we offer several options to help you explore possibilities and lay the groundwork for your project. First, we recommend going through a preliminary consultation call so that we can learn about your needs and suggest the right steps to take next. Our firm currently offers two options for consultation calls, outlined below.

Perfect for: When you’re still feeling out what a custom home build entails, and you need to hear what process a professional team would use. We’ll gather your project goals and concerns and give you the information you need to decide how best to move forward.

What’s Included: Zoom call up to 30 mins with Alex, our Office Manager

This quick call is meant to be a “getting to know you” session. After sharing your main goals and current situation, we’ll give you a general overview of how our team works. We describe the typical custom home journey we plan out for our clients, and fill you in on what steps you’d need to take next. Based on the goals you describe, we’ll recommend the best options for graduating your planning to the next phase.

Our firm’s leaders will personally hear out some of your top questions and concerns, providing the answers you need along with some general advice. While we won’t be able to do a deep dive into your project’s details just yet, we will be able to weigh out some options for you and recommend what services you’ll need to approach and plan for your project in the best possible way.

Lauren and Jeremy will walk you through the Letter Four Design-Build process and paint a picture of what to expect on your project journey. We’ll also warn you of the common problems that arise in custom home projects, and provide some critical insights on how they can be avoided. Because many of these issues result from a lack of planning, identifying them before your project actually begins can help you figure out what it will take to stay on track and minimize stress.

*Please note that there are only a few slots available for these consultations every month. Their effectiveness puts them at peak demand, so we recommend booking as soon as possible to ensure you can secure an appointment.

What’s NOT Included: Discussion of detailed specifics, any project documentation or correspondence regarding costs or design ideas

PROJECT ACTION PLANS

When you’re ready to start a bit of preparatory work on your project, but don’t want to commit to a build just yet, choosing one of our Project Action Plans is an ideal solution. These packages encompass some of the first steps with which we start every project, and are essential for determining if and how your project can unfold within your budget. We invest extra time in these initial steps to help you avoid costly changes or delays down the road.

This is also a great way to ensure our relationship starts on the right foot. Beginning with one of these packages allows us to ease into a project together, feeling out if we’re a good fit before making the commitment to work together on the entire project. It’s similar to having a “dating” period before deciding to get married. Much like tying the knot, building a house is one of the biggest and most important decisions you can make… so why rush it? We give you a chance to properly plan for your project and gather all of the necessary information so that you can make an educated decision when commiting to the full project scope.

Our Due Diligence

Perfect for: When you’re ready to collect actionable information on your site and a potential build, but aren’t ready to spend money on the design quite yet. This option is also great if you need to move on a property fast, but want to verify that it can actually accommodate your project goals without too much of an investment. It’s additionally suitable for those who need to understand potential project costs for less complex projects, like interior remodels, ADUs, and simple additions.

This is a short but critical step to test if the property meets (or can be adapted to meet) your needs, and reduces the risks, financially and emotionally, if you later find it does not. Having us perform a limited feasibility study is the perfect chance to progress your project to the next stage of planning, while giving our team a small test run.

You’ll get an expert review of your project’s feasibility and likely challenges it may present. We’ll also pin down your project scope, budget, and the building codes that will need to be followed. Our team will prepare an estimated project schedule and proposal for remaining project phases to complete your home and get it move-in ready. While we’ve noted that surveys are not required at this point, they are important if you are considering maintaining some or all of the existing building(s) on site. When you choose to have us secure surveys for you, you’ll have everything you need to move forward with project design.

What’s NOT Included: Surveys, such as a boundary or as-built surveys, or any design work, including inspiration imagery and technical drawings.

Our Due Diligence + Conceptual Design

Perfect for: When you have more time to test the waters and make sure your Design-Builder is the right fit before diving into the full project scope. You’ll get all of the insights of the Lite package, with the addition of design exploration.

This option is ideal when you’ve got a budget to stick to, and you’d like to verify you’re getting a good value. It’s also great for evaluating whether or not our process and communication style is well suited to your project goals. We’ll deliver all of the essential documentation to inform the building process, and get you started on your design.

Most of us wouldn’t feel comfortable jumping into a serious surgery if we hadn’t been properly diagnosed by our doctor first. The same is true when it comes to building a custom home. Our team will perform all of the preliminary assessments and planning you need to decide what the right treatment plan is for your particular project goals. We’ll also help you visualize how we’ve interpreted your design vision, giving you a clear impression of the aesthetic we’ll deliver.

This package is wrapped up with an official proposal for Letter Four to commence with the rest of the project. You’ll be able to review your experience with us and decide then if you’re ready for “surgery”.

What’s NOT Included: As-built drawings and land surveys are at an additional cost. They are required to prepare project sketches if you would like us to include layouts and you plan to maintain any portion of the existing structure(s) on site.

If you’re ready to begin work with our firm but you have yet to nail down any of the particulars, we’ll provide you with full-service preliminary planning to get things sorted. From investigating site capabilities to conceptual sketches and figuring out what it’s all expected to cost, our team will guide you through every step to project readiness. The work included here is the same as the first three phases of our full-scope projects: Due Diligence, Conceptual Design, and Preliminary Pricing. (Please see here for our process.) Working through these phases is essential to ensuring your project completes on time and on budget.

Lauren and Jeremy, our Architect and General Contractor, will also help you consider options that may provide better value in terms of cost, energy efficiency, lifestyle, or aesthetics. You’ll be able to explore different possibilities, even ones you might not have thought of before. We’ll work out all of your design ideas to develop a cohesive vision - one that’s ready to be brought to life!
